Don't make mistakes when buying Cape Coral Waterfront Properties.

Tamure' Corporation has compiled a list of areas and things you should check when purchasing waterfront properties here in Southwest Florida. 

 

1: When buying property on a fresh water canal, check to see if it has access to the gulf. This will affect property values.

2: Riverfront property is very desirable, but you may find the water too rough for your boat. You need a lift to keep your boat from smashing against the dock.

3: The river depth can be deceptive. Marked channels don’t always mean sufficient depth for a deep draft boat. Many canals seem deep enough at the mouth but are more shallow in places. Always do a depth sounding if you are in doubt.

4: The wider the canal, usually the more expensive the lot. Wider canals give more backyard privacy, easier approach to the dock, less chance of stagnant water and usually more depth.

5: Consider your future and immediate needs when selecting a waterfront property. If you think, you may change from a small boat to a sailboat you might want to find a location where there are no bridges over the canals.

6: There are two major canals in Cape Coral, although designated on the maps as saltwater they are impassable without having to go through a lock or over a lift. Depending on the size of your boat this could affect you greatly.

7: The average tidal change is 1-3 feet, but that can change with the season or weather conditions. It’s important to select a home with as deep a canal as possible. If you have a sailboat or are considering one, pay particular attention to bridge and power line heights. One of the few areas in Lee County that can handle a 6.5 to 7 draft boat is Unit 64 in Cape Coral.

8: The Bimini canal in Cape Coral has sailboat access but only for sailboats with mast heights of 48 feet and under; this is due to overhead power lines. Depending on the tide, the Caloosahatchee river has bridges with mast height restrictions of 56 feet. The first bridge you come to going from east to west is the Cape Coral Parkway bridge.
